Track who your Real Estate department does business with
The Challenge
A real estate department at a Fortune 500 company has many contacts. It deals with landlords, architects, attorneys, brokers, facilities managers, engineers, project managers, property managers and more. It often found itself doing business with key parties more than once.
Capitalizing on relationship history is useful for vendor selection and retention, lease negotiations, acquisitions, renewals, and other transactions. However, managing a relationship tree for a large multi lease portfolio is difficult. There are literally hundreds of contacts and no easy way to associate them to every transaction they are involved in.
The Visual Lease Solution
Visual Lease enabled them to see who is associated with each transaction, providing them with key business intelligence that is useful for every real estate transaction. They are now able to know what to expect by seeing the prior transactions in which these parties were involved.
In preparation for a negotiation, the Midwest leasing manager was able to find all leases in which Cushman & Wakefield represented their landlord in Chicago, where Jones Lang LaSalle managed the building. He used Visual Leases advanced search and contact association functionality to filter out the results. When all the leases were identified he had access to all lease documents, notes and financials that he used in negotiation for the acquisition of new space.
